Pedro Sánchez will use the housing law as a counterweight to the rise in market prices already in recovery




The president of the Government, Pedro Sanchez, was surrounded this Wednesday by students in Alicante to announce “a formidable deployment of economic resources”, with figures of more than 10,000 million expandable, with the new support plan so that they have access to housing. With the new law and other incentives, he hopes to counter price gouging which has already been detected by the recovery of the real-estate market and construction.

In the plans of the Executive there are intentions to introduce controls instead of letting economic activity itself and supply and demand set the tone. Thus, Sánchez has announced that he is going to «regulate land use in accordance with the general interest, against speculation”.

Aware that there is already “recovering in the construction sector”, he has indicated that he does not want to forget to “also promote political commitment” with the “social majority”.

During this institutional visit, first to the neighborhood of San Antón in neighboring Elche, where he has walked with the socialist mayor Carlos Gonzalez without much public, as the streets were cordoned off for security, the president spoke later in Alicante – at the European Union Intellectual Property Office, EUIPO– with a little more than a hundred young who had been summoned and shared the stage with him, after his speech and that of the Minister of Transport, Mobility and Urban Agenda, Rachel Sanchez, and the president of the Generalitat Valenciana, Ximo Puig.

From the minister, he has endorsed the words on the «emancipation» of young people, which he described as «drama» because only 15% of those under 30 have achieved it.

In urban areas and tourist destinations such as Alicante, in addition, the president has indicated that the rental market is under great stress for families. Outside of protected housing, Sánchez has stressed that 37.4% of households spend more than 40% of their income on having a roof.

Regarding the Elche neighborhood that he has visited, he has promised that in a few years it will have 339 homes with “a decent space” and recovered in a “large area in a poor state of conservation”

Owner Incentives

After recalling the basic lines of the state plan for access to housing for young people, the rental voucher between 18 and 35 years of age and the new law approved in the council of ministers on Tuesday, Sánchez has announced another quality law for architecture for processing in the Cortes Generales.

Apart from the amount of 250 euros and the guarantee of up to one year for non-payment, the president has advanced his objective of introducing 100,000 public housing affordable on the market and offering Rental Tax Incentives to landlords, to ‘enliven stressed areas, at affordable prices’.

There will also be aid for purchases: “We are in a country in which we like to be owners». These funds will be allocated to both large and small municipalities, for the “demographic challenge of depopulation.”

And limited-price housing developments will be promoted, mainly aimed at young people, built with “sustainability criteria” established in the future architecture law.
